The Team Lead, Critical Environments is responsible for the delivery of preventative and corrective maintenance, routine and on-demand services for assigned mission critical facilities. Given the risk associated with mission critical facilities, adherence to established processes and risk management practices is important in order to ensure the reliability of operations and achievement of facility uptime objectives. The Team Lead, Critical Environments is responsible for overseeing the execution of activities performed by Technicians and third party contractors to ensure that work is performed in accordance to established mission critical facility processes and procedures and is in compliant with all internal and external requirements including but not limited to mechanical, electrical, environmental, health and safety, fire protection and risk management.  In addition to people leadership responsibilities, the Team Lead, Critical Environment also performs and delivers preventative and corrective maintenance as well as routine and on-demand services

KEY DUTIES & RESPONSIBILITIES

People leadership responsibilities include but are not limited to:

  • Assigns, prioritizes and monitors work progress
  • Monitors execution of activities and performance to ensure timely completion and adherence to all requirements including but not limited to operating procedures and practices, quality, performance and contract response requirements
  • Guides, coaches and trains technicians
  • Provides input for performance review

Leads the delivery of as well as performs the following subject to legislative licensing requirements:

  • Oversees and monitors the activities and performance of Technicians and third party contractors within mission critical facilities.  Ensures that Technicians and/or contractors share in the sense of urgency surrounding mission critical operations and that activities are performed in accordance to established processes as well as internal and external requirements including but not limited to environmental, health and safety, fire protection, risk management
  • Perform complex project drawing reviews and provide design feedback from an operations perspective and support commissioning activities
  • Develop and maintain a library of MoPs (Methods of Procedures) for maintenance activities
  • Present and obtain “threat” approvals in accordance with the client’s embedded process
  • Provide 24/7 support and supervision of all critical maintenance and client project activities
  • Oversees the proper application and execution of mission critical-specific processes and risk management practices to achieve or exceed facility uptime objectives and mitigate risks
  • Oversees and performs regular facility, equipment and building systems monitoring and inspection, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facilities are maintained.  Provides observations about facility, equipment and building systems’ conditions and deficiencies and provides recommendations for enhancement and repair. Perform an assigned number of ECE (Exception Customer Experience) inspections
  • Oversees and performs preventative and corrective maintenance on electrical building distribution systems including but not limited to single and redundant electrical distribution systems, generator systems, tie switches, transfer switches, paralleling systems, static switches, UPS and/or battery systems, distribution equipment, relay protection, breakers, panel boards, branch circuit wiring and devices
  • Oversees and performs preventative and corrective maintenance on mechanical building distribution systems including but not limited to single and redundant cooling distribution systems, steam and  heating systems, complex valves, redundant distribution systems, central and package cooling plants, chilled water storage, boiler plants, cooling towers, dry coolers, water treatment, point of delivery cooling components, and complex central building control systems
  • Participates in and supports training, safety meetings and initiatives, operational meetings, tool box talks, etc.
  • Oversees the maintenance of as well as maintains work order records within service management maintenance database.  Initiates documents to  obtain formal approval of work required
  • Assists in the planning and implementation of preventative maintenance program.  Ensures that deficiencies are identified, recorded and escalated, and that related documentations are maintained
  • Coordinates and participates in facility-related projects
  • Maintains all assigned tools and arranges for repair and replacement where required.  Submits all expenditures on a timely basis  
  • Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise
  • Assists in enhancing tenant and customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered
  • Other duties as assigned

Work Requirements - Must:

  • Be able to work shifts, be on-call and be available to respond to emergencies
  • Be willing to wear personal protective equipment
  • Be able and willing to drive to and perform work at multiple sites

EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS

MINIMUM EDUCATION: High school completion plus a specialized technical or business course

JOB-RELATED EXPERIENCE: More than five years up to ten years

Knowledge & Skills

  • More than 5 years of facility operations and maintenance work experience, with at least 4 years of critical facility operations and maintenance work experience in environments such as internet data centers, raised floor, server farm, etc.
  • High school diploma plus trades training, certification or licenses
  • Ability to lead a team of individuals
  • Advanced level of awareness and understanding of the risk associated with mission critical facilities
  • Advanced ability to adhere to mission critical facility-related processes and risk management practices, with experience in executing mission critical facility-specific processes and practices
  • Highly advanced ability to maintain and repair building mechanical and electrical equipment and systems
  • Highly advanced building mechanical and electrical equipment and system  troubleshooting and resolution skills
  • Current knowledge of fire, life, safety and building codes and standards and ability to research and apply related codes and standards
  • Possesses a high level of environmental, health and safety mindset.  Ability to perform work in a safe manner
  • Strong client-service orientation along with a high sense of urgency
  • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification

Licenses and/or Professional Accreditation

Post-Secondary technical diploma or equivalent training – preferred

  • Certified Engineering Technologist – Electrical
  • Certified Engineering Technologist – Mechanical 

Trade certification/licensing in one or more of the following - required:

  • Journeyman level Refrigeration license
  • Journeyman level Electrical license
  • Stationary Engineer Class 1 or Class 2

Trade certification in one or more of the following – preferred:

  • Systems Maintenance Technician Certification
  • Certified Data Center Specialist
  • Certified Data Center Professional
  • Certified Data Center Expert

In addition:

  • Must meet enhanced security clearance requirements
  • Must have a valid drivers’ license
